As it turns out, even in a micro-space it is possible to arrange an apartment with character. And this is not only about an eye-catching decor, but maintaining its full functionality as well. The presented metamorphosis is simply a space in an old tenement house renovated by a developer, located in the main street in Łódź, i.e. Piotrkowska.

Looking at the pictures before and after the renovation, it is hard to imagine that such a small space could accommodate a kitchen with a dining area, lounge furniture, other necessary furnishings and a bathroom with a washing machine. More importantly, the apartment seems spacious. But numbers do not lie. This is only 29m².


We have asked the investors how come the flat managed to accommodate all the necessary items while the space planning itself has a very clean, almost minimalistic feel. The answer is quite easy:
"You just have to rely on your interior designer."

”Being fans of Łódź architecture, the loft character of the city, we decorate all our flats for rent, like the presented one, in a similar style. For years, we have cooperated with interior designer Piotr Duda, whom we value for the austerity of his designs and his ability to adapt spaces while retaining old elements of renovated flats. Another important aspect is his functional thinking and adherence to budgetary realities,” the investors say.


The flat owners add also, that the role of the interior designer in space planning cannot be overestimated. This design was supposed to meet expectations of various tenants. When the renovation began, it was not clear whether the flat would be rented on a long-term basis to students or contract workers or for a few nights to tourists visiting Łódź.

Asked about the most difficult things about this project, the designer points to exposing the old elements of the tenement that set the tone for the design.

”It may seem easy to remove plaster and expose bricks, but the walls were in a very poor condition. With great care, bricks were uncovered and some of their fragments were filled in because the original material had crumbled over the years, especially where the old wires had run.” interior designer Piotr Duda says.

It comes as no surprise that so much effort was put into restoring the red bricks in the apartment, as they set the main character of the interior. Other elements, such as concrete tiles or post-industrial style lamps, have been selected to complement these, and then black-coloured appliances and a granite sink and fittings were added. The designer took care of every detail – even square door handles correspond with black furniture frames.

The interior is warmed by the wood pattern of floor panels and tiles in the bathroom.



The entire effect is very coherent, has a pure form. Analysing the floor plan and then going through the photos of the finished flat with all necessary appliances, from a washing machine to a dishwasher, as well as roomy wall units and storage cupboards, we can only agree with the investors that the end result exceeded expectations. Besides, the fact that the flat was rented just a few days after the ad had been published speaks for itself.

As per the designer’s recommendation, the following were installed in the flat:
- Stella granite sink covered by a 10-year warranty
- Luna sink mixer with a pull-out spout covered by an 8-year warranty
- Largo bathroom fittings covered by an 8-year warranty, with the Seca shower set
